I currently work a lot on listings negotiating with the banks to approve the sellers for a Short Sale. Where the listing price is lower than the loan balance. Sellers will be able to sell their house and not have to pay anything if they are approved for a short sale. My goal is to have all of my listings approved so my sellers do not get a foreclosure on their credit report for 7 years. Aprox. 2 years after a short sale have closed, the sellers will be able to buy another home again.
